Why this exists

You're already paying for the enquiries. You're just not catching all of them.

The enquiry that goes cold overnight.

A Rightmove enquiry lands at 7pm. It's answered at 9am. By then they've booked a viewing with the agent who replied at 7:05.

The valuation nobody went back to.

A valuation from eighteen months ago that didn't instruct. No one followed it up. It's now on the market with the agency down the road.

£1,500 a month, and no straight answer.

You pay Rightmove and Zoopla every month. Ask which of those enquiries turned into an appraisal, and nobody can tell you.

The monthly report

You'll see exactly what we did, and what it produced. On one page.

This lands in your inbox on the first of every month. One page. Numbers first. No dashboard to log into, no jargon. Appraisals booked, enquiries handled, how fast each one was answered — set against the baseline we take in your first week, so you can see what changed and what it's worth.

The figures are an example — I won't put a real client's numbers in front of you that I don't have yet. What's real is the format: one page, on the first, measured against the baseline I take in week one.

Not ready to retain? Growth Diagnostic

£500, one-off

A five-day, 25-point audit of your website, portals, CRM, enquiry response and social, delivered as a recorded walkthrough and a written summary. A straightforward way to see where enquiries leak before you commit to anything monthly.

Founding partners

The first two agencies get in at half the price.

I'd rather earn my first results with you than borrow someone else's. So the first two agencies I take on pay half the monthly fee for three months, while I prove it works on your own numbers.

In return — once the report shows the difference — I ask for a short written case study and a few honest words I can use. Attributed or anonymous, your call. Same 30-day rolling terms. Leave whenever you like.

Who you're dealing with

One person. Name, face, phone number.

I'm Joshua Williams. I'm 19, and I'd rather you knew that now than found it out on LinkedIn halfway through our first call. Here's why it needn't put you off. You deal with one person, not an account manager who passes you down the line. There's no twelve-month contract. And you get the numbers in writing every month, so nothing rests on my word — it rests on what the report says.

I'm based in the East Midlands and I work with agencies within about an hour of Loughborough. I meet clients in person — in Leicester, Nottingham, Derby, Northampton and the towns between. Instructed Limited is registered in England and Wales, and I'm the only person you'll deal with.

Instructed is new. It was registered in July 2026, and I'd rather show you the report I'll send than borrow a testimonial from someone you've never heard of. The timing isn't an accident: Alto's 2026 Agency Trends Report, published January 2026, found 52% of UK agents plan to adopt AI tools for listings, lead generation and marketing within twelve months.

Straight answers

What you're probably thinking.

"You're new. Why would I go first?"

Because first movers get the best of me: founding-partner pricing, and a business built on your result rather than sold on someone else's. You're not a guinea pig — you're the reason I have a case study at all, and you pay less for it.

"What about my clients' data, and my brand?"

I carry professional indemnity insurance, sign a data processing agreement with every client, and I'm registered with the ICO before I touch a single record. Nothing goes out under your name that you haven't approved — least of all in the first weeks, while you're deciding whether to trust it.

"You're 19 and at university. What happens then?"

Instructed is a registered limited company, not a student side-project — set up to keep running past my degree. And I cap how many agencies I take on, so your work never sits in a queue behind someone else's.

"What if it just doesn't work?"

You'll know inside a month, because the report says so in plain numbers. If it isn't working, you give 30 days' notice and stop paying. There's no twelve-month contract to trap you — the notice period is the guarantee.

The next step

Book a 20-minute call.

I'll ask how enquiries reach you now, where they leak, and what one more appraisal a month would be worth to you. No deck, no pressure. If it isn't a fit, I'll tell you.

Or, if you'd rather just ring [EMAIL] [PHONE]
